Home Buyers Celebrate New Homes Month
Today's market, coupled with a tax credit of up to $8,000 for first-time homebuyers, near-record low mortgage interest rates and ample inventory, provides an unprecedented window of opportunity for qualified prospective new home buyers. In fact, there may never be another buyer's market as good as today's.
Starting New Homes Month (April) through the summer, SAHBA wants residents to learn about the benefits of owning a new home.
Mortgage interest rates are at promising levels, making them extremely advantageous for buyers. These rates, partnered with numerous homes on the market and low prices, have produced “favorable conditions for buyers,” said SAHBA Vice President Roger Yohem . “And, even though lenders are looking more closely at borrowers than in recent years, qualified home buyers should not have trouble getting financing.”
If there's a silver lining to the housing downturn, it's that homes are more affordable.
“Many builders have homes that are “move-in” ready and they may offer upgrades or other incentives to seal the deal,” said Yohem.
Also, new homes are more environmentally friendly and better suited for a modern lifestyle. SAHBA members have taken notice of the “green” movement and have adapted numerous technologies for their customers.
“A wide variety of products and building techniques have been incorporated to make homes more resource efficient. Benefits from current innovations give new homes a definite green and energy advantage over existing homes,” said Yohem.
Updated insulation, modern design and Energy Star certified appliances contribute to higher energy savings. Many local builders participate in programs that promote energy-efficient appliances, such as Energy Star certification by Southwest Gas and the Tucson Electric Power Comfort Guarantee Program.
The National Association of Home Builders reported that homes are being built “greener” and with closer attention to design elements. New homes are being built with the future of the family and the earth in mind.
“For most Americans, homeownership is a primary source of net worth and an important step in accumulating personal wealth and assuring financial security,” said Yohem. “Not only can homeownership be a stepping stone to greater financial security, it provides a permanent place to call home and great personal satisfaction. Homeownership strengthens both the nation's people and its communities.”
SAHBA represents about 700 member businesses serving the residential construction industry in Pima and Cochise counties.
